Wolf Ranch is on the west side of Georgetown in Williamson County, about half a mile from the I-35 and Highway 29 interchange, running along the South Fork of the San Gabriel River. It is minutes from downtown Georgetown's square and its retail — the adjacent Wolf Ranch Town Center, anchored by an H-E-B, shares the name. Georgetown sits roughly half an hour north of Austin up I-35.

Wolf Ranch is in Georgetown ISD, and the community has its own campus: Wolf Ranch Elementary sits inside the neighborhood, feeding to Tippit Middle School and East View High School. High-school zoning can vary by section, so confirm the attendance zone for a specific home.
Amenities and lifestyle
The amenity program is a cut above the norm: two centers, The Den and River Camp, both designed by the Austin firm Michael Hsu Office of Architecture, with resort-style pools, a splash pad, fitness, pickleball and sport courts, event space, and playgrounds. The community is building toward roughly 20 miles of trails, with riverside paths, greenbelts, and pocket parks, and runs an on-site lifestyle program. The San Gabriel River frontage and preserved heritage oaks give it real Hill Country character.

Wolf Ranch is inside the City of Georgetown and sits on municipal utility districts, so MUD taxes apply on top of city, county, and school rates — plan for a combined rate meaningfully above a no-MUD neighborhood. There is also an HOA, around $1,067 a year as of 2025 (garden homes add a landscape fee). Confirm the current combined tax rate for a specific lot with the Williamson County tax office.

Wolf Ranch is the largest active master-planned community in Williamson County, and it earns attention for river frontage, mature trees, and unusually well-designed amenities close to Georgetown's charming downtown. The counterweight is the MUD on the tax bill. If proximity to Georgetown proper and a high-design community matter to you, it is one of the strongest options up north.
